What is ClickRealty?
ClickRealty is an online service for consumers to buy or sell homes and save money. Our service includes expert advice from local experienced licensed real estate agents, and support for every step of the closing process.
How and when do I get my commission rebate?
The cheque is issued at closing and you can expect to receive it 7-10 days from your closing date. This is always subject to lender approval.
When will I find out exactly what my rebate will be?
We'll confirm the exact amount once you have an accepted offer. We can also give you a rough idea before we present the offer on your behalf.
It is very important to note that there is no fixed commission rate in British Columbia and that each brokerage firm sets their own commission structure.
How much money can I expect to save when I buy a home with a ClickRealty Referral agent?
When you work with a ClickRealty partner agent to buy our home, you'll receive 50% of our referral fee. The referral fee ClickRealty charges is 30% of the buyers agent's total commission.
How does ClickRealty calculate the commission refund?
When a home is listed the listing brokerage states the amount of the commission they charge and the percentages that are payable to the listing and sellers agent. When you reach an agreement on the price of a home we are able to calculate the commission payable. We will rebate 50% of the commission we receive within 10 days of closing.
Does ClickRealty have a minimum price limit?
Yes we do. If you are interested in a home with a list price under our minimum price, we'll connect you to a local partner agent who can help you tour the home and make an offer. Why do we use partner agents for homes under our minimum price? Because these homes don't generate enough of a commission to cover our $6,000 minimum fee. We never want you to pay out-of-pocket costs to cover this fee.
How much money can I expect to save through ClickRealty?
When we represent a home buyer, ClickRealty earns a commission from the seller, which is set by each listing agent. We are paid that commission upon closing and keep 50% of the commission for our service (with a minimum fee of $6,000) and rebate you the rest (subject to your lenders approval).
Our minimum fee is $6,000, so if the total commission paid to us is less than $12,000, we still keep $6,000 and rebate to you the remainder. If ther buyer's agent commission is less than $6,000, ClickRealty will keep the full commission with no additional fees from you. If you're interested in homes prices below our minimum requirement, we'll refer you to a trusted local real estate agent.
If I want to submit an offer through ClickRealty, are you obligated to work with me as a client?
If you want to make an offer that is far below the market value of the property in question, we may ask you to explain your pricing. If we still feel the offer is unreasonable we may ask you to change your offer.
What if I submit an offer through ClickRealty and the seller doesn't accept the offer? Do I have to pay anything?
We don't get paid until you close on a home. Try again!
I am in a competitive situation and need to make an offer now. How long does it take?
An offer of purchase and sale and the other relevant documents can be prepared in a few minutes. What is important is that you have reviewed the standard documents in advance and understand exactly what you are signing.
What if I get a counter-offer?
It would be very surprising if you didn't! Your ClickRealty agent will work the offer and counter-offer process until it reaches it's conclusion.
How will my ClickRealty offer be received by traditional listing agents?
By law, listing agents are required to present each offer that is presented. Regardless, both the listing agent and seller are motivated to sell the property and get the best offer possible. Your ClickRealty agent will personally present your offer to the seller. We will not fax or e-mail offers unless the seller lives far away or has refused in writing to allow us to do so.
Can ClickRealty help me get pre-approved for a mortgage loan with a local lender?
We've got a list of lenders you can contact. Getting pre-approved is easy and there is no obligation to use the lender that approves you.
How can I figure out how to get a hold of the listing agent for a property?
The name of the listing agent of each property is always on our site, however, please remember that the listing agent represents the seller, not you.
How do I tour new construction homes?
For homes not on the MLS®, contact us and we will set up appointments on your behalf. We will also attend your tours to act on your behalf.
How do I get the most out of my tour?
Check out our helpful hints page before you tour to get some ideas of what you should be looking for. We also recommend you take a house checklist with you to each house you visit to record your thoughts during the tour.
Who will be showing me the homes?
A fully licensed local ClickRealty agent who can point out many details in a home that you may miss.
Does touring a property obligate me to work with ClickRealty?
After your home tour, we will follow up to see if you need any more help with your search. Touring with us, however, does not obligate you to work with us.
Why does ClickRealty need to verify my identity before my first home tour?
When our agents connect with a customer for a home tour, it may be the first time they have met face-to-face. We verify our customer's identity beforehand to ensure our agents' safety.
Why don't you service For-Sale-By-Owner (FSBO)?
We don't support offers on For-Sale-By-Owner as there's no commission on those homes, so we can't take our normal fee of 1/2 the commission.
What kind of properties does ClickRealty service?
ClickRealty lets you make offers on most listings in Metro Vancouver. ClickRealty focuses on single-family residences, condominiums and multi-family residences. ClickRealty does not support offers on homes not on the MLS® and For-Sale-By-Owner (FSBO) homes.
What if I am already working with an agent?
If an agent has already helped you find a property, ClickRealty recommends that you make an offer through that agent. If you believe your agent is not delivering the value you expect, you can end your relationship with that agent and use a ClickRealty agent. In the event you signed a buyer's agency agreement, you must first inform your agent, in writing, of your decision. Please read this agreement carefully to ensure there are no other obligations to the agent following termination.
What if I start working with ClickRealty and decide I want to work with a traditional agent?

When Can I call a ClickRealty agent? What are your hours of support?
Agent office hours are from 9 a.m. - 6 p.m. local time on weekdays and from noon to 6 p.m. local time on weekends. When you call outside these hours, please leave us a voicemail and we will get back to you first thing the next business day. You are also welcome to send us an e-mail.
When you submit an offer to the seller, your ClickRealty agent will work until the offer is countered, accepted or rejected. Once you begin working with one of our agents, you can usually reach that agent directly by his or her cellular telephone.
Will my ClickRealty agent negotiate?
Negotiating is our agents' primary focus. Your ClickRealty agent will counsel you on how to structure an offer and on what price to pay for a home. Your agent will also represent you in all negotiations with the seller.
What's the difference between ClickRealty Agents and ClickRealty Referral Agents?
In Metro Vancouver, ClickRealty offers direct service from a real estate agent who is an employee of ClickRealty. ClickRealty agents offer you full service and a 50% rebate of our commission. In areas where we don't employ our own agents, or for homes that are listed below our minimum price requirement, we can refer you to a referral agent. It is always clear on our site when you are choosing to work directly with ClickRealty and when you will work with a ClickRealty referral agent. It is always your choice and no one will call or e-mail you, except at your request.
With direct service, ClickRealty employs a team approach using one agent to handle advice and negoatiations and a coordinator who handles the paperwork and property scheduling. The referral agent, on the other hand, provides one-on-one support from beginning to end.
Occasionally, we will also refer new customers to a referral agent when our ClickRealty agents are dealing with unusually high demand for our services. If you've already started working with a ClickRealty agent, you'll never be switched to a referral agent unless you request it or decide to shop for a home outside of our service area or below our minimum price requirement.
What's the difference between ClickRealty agents and traditional agents?
There are two main differences:
Closing Focus: While traditional agents can spend much of their time looking for new customers, ClickRealty agents spend nearly all of their time assisting customers.
Customer Commitment: ClickRealty agents are driven to provide only the best, most transparent customer service. If you are not satisfied we will help you find another ClickRealty agent.
Is it possible to meet my ClickRealty agent first?

Your fully licensed, local ClickRealty agent who can point out many details of your home that an interested buyer may miss. Your ClickRealty agent will also host open houses.
How will ClickRealty manage open houses?
ClickRealty is very concerned with your security. All parties who want to tour your home during an open house will be asked to sign in. Your ClickRealty agent will also accompany all parties through your home. If there is more than one party in your home, the second will be asked to wait outside until the other party is escorted out of your home.
Will ClickRealty follow up after showings and open houses?
Your ClickRealty agent will send you immediate feedback on showings and open houses. We will schedule weekly updates to make sure your sale is progressing properly.
Can ClickRealty help me find a new home to buy?
Absolutely! We love helping people find that perfect house.
How will my ClickRealty listing be received by traditional listing agents?
Real estate professionals are driven by the desire to find the best home for their client. ClickRealty does not ask the buyer's agent to accept a reduced commission. The commission reduction comes from ClickRealty's portion.
What if I receive an offer through ClickRealty and I don't accept it; do I have to pay anything?
We don't get paid until you sell your home. Try again!

If you want to list your home far above the fair market value of the property in question, we may ask you to explain your pricing. If we still feel the price is unreasonable we may ask you to change your price, or refer you to another agent who can help you.

Do I have to pay taxes on my ClickRealty commission reduction?
As ClickRealty is simply charging less commission you will not pay any extra taxes. In fact, you will pay less HST on the overall commission.
Why do I need to get mortgage pre-approval prior to a home tour?
Knowing you have financing pre-approval will allow you to write an offer with confidence. It will also help you narrow your search before you start looking.
Sellers also feel more comfortable negotiating with a purchaser that has mortgage pre-approval.
